The gap between wanting to own a home and being able to afford one has widened considerably in Canada. For many people, the obstacle is the down payment. By the time someone saves enough to qualify, years have passed and prices have moved further out of reach.

Options for Homes was built around that specific problem. As Canada’s largest non-profit developer of attainable homeownership, they offer a shared equity model that provides down payment support structured as a second mortgage, with no monthly payments, repaid when the home is eventually sold. It bridges the gap between what people have saved and what they need to get in. Their own research found that 65% of purchasers would not have been able to afford a down payment without that support.

What the data also shows is that the impact goes well beyond the transaction. Among Options purchasers, 87% reported a sense of pride and accomplishment after becoming homeowners, 57% reported increased stability in their living conditions, and 37% reported decreased stress. Conversations about the housing crisis tend to stay at the level of supply and policy, but what Options’ research captures is what stable homeownership actually does to a person’s sense of themselves and their future.

Since 1994, they have built over 3,300 homes and assisted more than 6,500 people with down payment support through a shared equity model that makes ownership possible for people who would not otherwise be able to afford it. Their purchasers are overwhelmingly first-time buyers, majority racialized, majority women, and primarily moving from rental. They are not the typical market purchaser. That is the point.

In 2023, Options for Homes and their long-time partner Home Ownership Alternatives came together under unified leadership after more than 30 years of parallel work. 

It was the right moment, and it created a real need: a brand that could hold the full scope of what the consolidated organization had become and where it was headed.

Ramp led that brand work. We developed a new brand architecture and visual identity that united the two organizations under Options for Homes, with a sub-brand framework built for future growth, including Options for Homes Communities and Options Impact Capital. The modernized brand needed to feel elevated without feeling corporate, professional without losing the approachability that matters to the people Options serves. It rolled out across their digital presence, office space, social media, and print assets.

The brand challenge here was specific to mission-driven organizations: how do you communicate scale and credibility without drifting from the values and human relationships that make the model work? That tension shaped every decision in the project.
